Brickell is splitting into two pre-construction markets: a large investor-oriented pipeline and a small group of differentiated luxury projects. St. Regis and Cipriani are more than 80% sold, 1428 Brickell has crossed 70%, and Mandarin Oriental has passed $1.3 billion in sales.

• 1001 and 1111 Brickell Bay Drive: 4.25-acre waterfront site, $520M land price, OKO Group, Oak Row and Mariposa
• Seven Broadway by Ytech and KPF: 54 stories, 113 residences, about 1,380 to 6,000 square feet
• Bugatti Residences Miami: 60 stories, 183 residences on the Miami River, sales expected 2027
